De aflosvrije hypotheken

Bij de aflosvrije hypotheken gaat u pas aflossen op het moment dat u uw huis verkoopt. U betaalt alleen rente, welke aftrekbaar is voor de inkomstenbelasting, mits aan bepaalde voorwaarden wordt voldaan. De aflossingsvrije hypotheek wordt meestal tot ongeveer 75% van de executiewaarde van de woning verstrekt. Door de stijgende woningprijzen zal het risico wat de bank loopt jaarlijks afnemen.



Aan het einde van de looptijd van de aflossingsvrije hypotheek blijft de hypotheekschuld bestaan. U moet zelf zorgen voor aflossing of de aflossingsvrije hypotheek verlengen. In dat geval zal de hypotheekrente niet meer aftrekbaar zijn. Tijdens de gehele looptijd betaalt u lage maandlasten. U betaalt alleen rente over de lening.

Wat zijn de voordelen?
Doordat u bij de aflossingsvrije hypotheek niet aflost en ook geen kapitaal opbouwt om af te lossen, zijn uw maandelijkse lasten veel lager dan wanneer u wel aflost.

Wat zijn de nadelen?
Het niet aflossen geeft een behoorlijk risico en u blijft een hypotheek houden totdat u het huis verkoopt. Zolang u in uw huis blijft wonen komt u niet van uw hypotheekschuld af.

Voor wie?
Een gehele aflossingsvrije hypotheek is interessant wanneer u slechts een gedeelte van de waarde van uw huis in hypotheek geeft om bijvoorbeeld extra geld voor een aanbouw of verbouwing vrij te maken. Omdat u dit geld weer in het huis steekt stijgt de waarde van het hypotheek onderpand.
Een andere bekende toepassing van de aflossingsvrije hypotheek is wanneer mensen op latere leeftijd gaan verhuizen naar een kleinere woning en een behoorlijk gedeelte eigen geld inbrengen.

In het nieuwe belastingplan?
In principe niet anders dan een andere hypotheekvorm. Let wel op dat wanneer u een aflossingsvrije hypotheek neemt en het geld gebruikt voor bijvoorbeeld de aankoop van een nieuwe auto, de rente niet meer aftrekbaar is van de inkomstenbelasting.
In de nieuwe belastingwetgeving blijft de hypotheekrente maximaal 30 jaar aftrekbaar. Blijft u dus in de toekomst met een restschuld zitten en wilt u hier een hypotheek op houden, dan is de rente hiervoor niet meer aftrekbaar.
