De hypotheken lineair aflossen

Bij hypotheken lineair aflossen wordt elke periode, dit kan een maand, kwartaal of jaar zijn, gedurende de looptijd een vast bedrag afgelost. Deze aflossing is zo opgebouwd dat binnen de looptijd, de lening lineair wordt afgelost. Bij een lineaire hypotheek van 300.000 wordt gedurende 30 jaar elk jaar 10.000 afgelost. Er moet alleen rente worden voldaan over de restant schuld. Het eerste termijnbedrag is bij deze vorm het hoogst en daalt elke periode.



Tijdens de looptijd van de lineaire hypotheek lost u maandelijks een vast bedrag af. Uw maandlasten bestaan uit rente en aflossing. Door het aflossen wordt uw belastingvoordeel steeds kleiner, u betaalt steeds minder hypotheekrente, waardoor uw netto maandlasten minder snel dalen.

Wat zijn de voordelen?
Wanneer u snel een kapitaal op wilt bouwen of een schuld wenst af te lossen, is een lineaire hypotheek interessant.

Wat zijn de nadelen?
Doordat u snel aflost hoeft u steeds minder hypotheekrente te betalen. Daardoor profiteert u steeds minder van het fiscale voordeel.

Voor wie?
Een lineaire hypotheek is interessant voor mensen die op termijn hun inkomen zien dalen en snel de hypotheekschuld willen verlagen. Dit zijn meestal mensen met een hoog inkomen bij wie de VUT- of pensioenregeling nadert.

In het nieuwe belastingplan?
De lineaire hypotheek geeft in feite geen extra beperkingen of mogelijkheden in het nieuwe belastingplan.
